I was aware of Nick Shepherd representing another property in our gated community and monitored the progress and success of his representation against two other agents who also were representing properties in the same locale. So our decision to have Nick represent us for the sale of our property was not a snap decision but a well thought out process. And a good decision it was. Nick is extremely professional and very tech savvy when it comes to marketing a property. He advises on staging and how to showcase the property to make it the best it can be and a stand out amongst others on the market. When it comes to the all important asking price, Nick does careful research, looks at the comps and what other similar properties are on the market and suggests a price that will get the the property sold, meet an independent appraisal and get the most for the Owner. Once the property is on the market, Nick continuously monitors the amount of interest generated and offers received and will adjust the marketing accordingly. Our house sold in about 30 days for 99.2% of the asking price. Once escrow is opened, a well-oiled machine comes into play and everything runs like clockwork to ensure closing in the requisite amount of time. We can’t speak highly enough of Nick as our real estate agent, he was great to work with, and we are grateful that we found him! We sold our Los Angeles condominium from out of state during COVID, and he made the entire experience easy with little stress. Nick was always available to answer our many questions and always got back to us asap. Working with Nick Shepherd to sell my home was an outstanding experience. For some years, he'd been in touch through a mailer to keep me apprised of market conditions. When contacted in 2020 to begin the process, Nick quickly responded with a visit and materials to get things started. My move was then stalled for several months by the pandemic; He was courteous, supportive and responsive throughout the delay. I knew working with Nick would be working with the right realtor. I had lived in West LA for almost 16 years and had kept up with his monthly mailings so I always knew what the local market was like. So when it was time to sell my West LA condo, he was the right person to call. Even though I was worried about selling in the COVID market, he reassured me that he could get my place up and on the market in no time and he would be with me every step of the way through closing. First, I have to say that he was extremely professional and super friendly and always had his mask on. 🙂 His camera-man was superb who even got an arial shot to show how close to the coast I lived. His stager was top-notch and although I groaned at a couple of her suggestions (painting my bedroom and getting rid of a huge office hutch), I'm glad I did because my place looked AMAZING for the pics and self-guided video tour. Oh yeah, Nick paid for BOTH the camera man and the stager! Going through each step of deciding the listing price, listing the unit, the multiple decisions I had to make and the forms to e- sign were straight forward due to Nick's diligence and expertise. He was always available by text and phone. He always confirmed every appointment. I was thrilled when we got asking price and then again when each contingency was removed hassle- free. I can't recommend Nick enough to have as your realtor. He knows the West LA market like the back of his hand, as he had been a resident there himself years earlier. Selling or buying a home is all about your agent, take this form someone who sold and bought 2 properties a month apart. Nick and his team were responsible for selling my place and they arranged and listed in 3-4 days after we started. I had multiple offers 2 weeks after we listed and this is all due to knowledge, attention and responsiveness of this team. I didn't have to do much during the process unlike my purchase process that, let's just say, it wasn't this smooth. Pick the right agent and that is not just any agent. Nick worked very hard to sell our condominium in West Los Angeles, going above and beyond what other agents have in our experience. He was accessible and responded quickly through every step of the process. Nick recommended multiple ways to present the condo which could generate the best sale price, including professional staging, fixing up the place vs. some light paint, etc. He presented several choices and then waited to see what our direction was - then moved forward with the plan using the vendors we chose and worked with our budget. Kelly and Nick were amazingly helpful with our home-buying experience! We came in not knowing much about the process, only that we had to buy very soon. We were living in a 2 bedroom apartment, had one daughter, and a baby boy on the way. The team introduced us to a great lender to get the process started, answered all of our questions, and explained every step in detail. Before we knew it, we were in escrow on the perfect property! Nick was incredibly helpful in selling our home during winter holidays which wasn't the ideal time to list a home. Even during a slow time to sell, Nick came up with creative ways to get more buyers viewing our home. He suggested we remove our furniture and did digital staging of our home and very highly qualified photographers took pictures that were placed on various websites which resulted in many people attending our open houses. This was very effective in getting more interested buyers to view our home. Shortly after, our house sold. If Nick did not come up with creative solutions, our house would still be sitting on the market right now. We had another agent prior to contacting Nick that we had to let go because we felt she did not have the knowledge of the westside that Nick had, nor the work ethic that Nick exhibited throughout the entire process. Nick was also able to work with us in finding the right number to price our house, was never pushy and always made sure we were comfortable and happy along the way. Anytime we had questions, Nick would call us after hours and was always available. We would highly suggest Nick to anyone trying to sell their home.

We were extremely happy and satisfied with Nick Shepherd as our realtor for the sale of our house. He helped us with what renovations were necessary and others that would help with the sale of the house. He was always available for any questions we had during the process of getting the house ready to go on the market. Nick advised us as to the pricing of the house, saying if priced correctly it would sell very fast. He was absolutely right....he had a Broker's Open on a Thursday and an Open House for the public on Sunday. By Tuesday we had over 10 offers---all well OVER our asking price! Nick was excellent in selling our 2-bdr condo and helping us to buy a new 3-bdr one. And it was not an easy task since at the time of our move the market was in frozen condition. Finally, Nick did a miracle finding us a condo in a particular building I showed him as a joke just in front of our condo where nobody was going to sell their properties. But after Nick sent private letters to all homeowners in this building, one of them decided: "Why not"? And now this is our dream home we are happy to live in. So, I am glad to recommend Nick as a highest level professional with amazing knowledge and great personality.

Nick sold our West L.A. condo, and we could not have been happier with his services. He got our condo sold very quickly and above asking. During several steps of the sale process, the buyer had very unusual requests and missed deadlines. It felt like their agent was unaware of how the process works. But Nick did a great job of minimizing our stress regarding that behavior by giving us great advice on how to respond, and ultimately Nick got the sale through escrow as originally scheduled. In general Nick did a fantastic job of communicating what was happening during every step of the process and was always quick and thorough in responding to questions. He also offered great advice without any pressure if we wanted to make a different decision. If we are ever buying or selling in the area again, we will definitely use Nick.
